My experiences with medium scale projects (under 1,000 acres) include projects at all three firms at which I worked. Some of these projects are as small as 15 acres; others more than 400 acres. Mostly these projects had been subdivision design projects, however while working at Deak Planning + Design, we teamed up with Kenneth Wiekal Landscape Architecture doing site design for Ericson Living Retirement Communities throughout the East-Central United States (I do not have rights to display projects done with Kenneth Wiekal Landscape Architecture).
Examples:
Superblock 12
State land located north of Phoenix, Arizona is being sold off for development. Superblock 12 is one of these areas. In the southeast of the square block there is an existing high school. This was the main project I worked on while at Greey Pickett. We worked on a number of different lotting plans for the multiple product lines that Toll Brothers had.
Valle Norte
This project was a small section of land in North Phoenix with multiple site limitations. The southern part of the site was within the 100 year flood plain of a wash and a waste pumping facility was necessary. Toll Brothers had us develop a large number of lotting plans for different product lines as they worked on developing the site.
Rivanna Glen
Rivanna Glen was a 400 acre site that had been completed prior to when I was hired at The Lannert Group. Subsequently, a parcel which held a private home which was originally expected to be part of the sale was removed so the location of the community clubhouse had to be moved and a number of lots had to be redrawn. I did the re-lotting, rendering touchup, and redid the project layout sheet.
Devonshire
Devonshire was a project I worked on while at The Lannert Group in Geneva, Illinois. The site was 80 acres in Valparaiso, Indiana. Our firm completed inventory/analysis though conceptual design and created a full lotting plan before the development stalled due to the housing market collapse.
Delnor Woods
The site for this project was the original Delnor Estate, centrally located in St. Charles, Illinois. The development proposal included duplex condominiums, private housing estate lots, and a mixed use building with private doctor’s offices and affordable housing apartments. A major issue for the site was stormwater control and flood plain issues due to a creek that flows through the site.
